Why there are no Idaho price figures on this page
Idaho is a new market for us, so we have no Idaho contracts to report, and we won't publish a number we can't back with our own job book. Prices from other states or from national averages would not tell you what your roof costs in Boise or Nampa. What we can tell you is what moves the price, and how to get a written one.
Every roof is priced individually, and structural conditions or other factors at your home can move the number up or down. An in-home roof consultation is the only way to get accurate, factual pricing for your home.
What moves the price on a roof in Idaho
Roof area
The biggest single factor: the more square feet of roof, the more material and labor. Roofers price by the roofing square, 100 square feet of roof area.
Pitch, hips, valleys and penetrations
A plain gable on a ranch home costs less per square foot than a steep two-story roof with hips, valleys, dormers, skylights and chimneys, each of which adds flashing and time. Every Interlock profile needs a minimum 3/12 slope.
What comes off, and what's underneath
Cedar shakes and shingles, concrete tile and natural slate always come off. A single layer of asphalt can be roofed over only if the inspection finds it suitable and your city allows it (Nampa's reroof permit allows no more than two layers at completion). Soft or damaged decking the inspection finds goes into the written price, not a change order later.
Profile and color
Slate, Cedar Shingle, Shake, Mediterranean Tile and Standing Seam are priced differently, and trim, ridge and accent pieces vary with the roof's shape. Solid copper accents on a bay or porch add cost.
Fire rating
In Boise's wildland-urban interface areas the city's fire code asks for a Class A roof on ignition-resistant construction, including a replacement roof. The Class A Fire Rated Available assembly, two layers of GAF VersaShield® over 15/32-inch plywood, is priced as an option.
Snow guards, gutters and ventilation
Smooth aluminum sheds snow, so snow guards go where a slide would land on an entry, deck or driveway. Attic ventilation and any gutter work are priced at the same visit.
Permit and approvals
Boise, Meridian and Nampa require a building permit for a re-roof; other cities set their own rules and fees. HOA architectural committee approval costs nothing but time; get it in writing before you sign.
Access and site
Steep lots in the foothills, tight side yards, landscaping to protect and how close the truck can park all change the labor.

How to compare quotes
- Compare the base metal (steel or aluminum), its thickness, and the impact rating of the exact profile.
- Check who the warrantor is and whether coverage reduces over time.
- Check what comes off and what happens if the deck is soft.
- Make sure the contractor's Idaho DOPL registration number is on the contract, and ask for the residential disclosure Idaho requires before a contract over $2,000.
- Compare over the years you'll own the home: an asphalt roof is cheaper today and is replaced again later.

Is an aluminum roof more expensive than steel?
Usually, yes, up front. Steel depends on its coating to keep from rusting; aluminum has no steel to rust and is about a third the weight. Compare written quotes line by line.
Is a metal roof more expensive than asphalt?
Yes, up front. Published averages put asphalt shingles at about 20 years (NAHB / Bank of America, 2007), so compare both written prices over the years you'll own the home, counting the next asphalt replacement.
Do you offer financing in Idaho?
Not at this time. Financing is offered in Oregon and Washington only. Ask us about payment terms when you get your written price.
